Position Overview: We are seeking an experienced Commercial Construction Project Manager to oversee ground-up construction projects with budgets of at least $15 million. The ideal candidate will have a proven track record of successfully managing complex construction projects from inception to completion, ensuring they are completed on time, within budget, and to the highest quality standards. This role requires strong leadership skills, exceptional project management abilities, and a keen eye for detail.

Responsibilities:

Project Planning and Scheduling:

    • Develop comprehensive project plans, including timelines, budgets, and resource allocation.
    • Coordinate with architects, engineers, subcontractors, and other stakeholders to ensure project requirements are understood and met.
    • Create and maintain project schedules, identifying critical path activities and potential risks.

Budget Management:

    • Oversee project budgets, tracking expenses, and ensuring adherence to financial guidelines.
    • Review and approve project expenses, change orders, and subcontractor invoices.
    • Identify cost-saving opportunities and value engineering solutions to optimize project profitability.

Contract Negotiation and Procurement:

    • Negotiate contracts with subcontractors, vendors, and suppliers, ensuring favorable terms and conditions.
    • Procure materials, equipment, and services necessary for project execution, while maintaining quality standards and project timelines.

Team Leadership and Management:

    • Lead, motivate, and mentor project teams, including site supervisors, foremen, and subcontractors.
    • Conduct regular project meetings to communicate objectives, progress, and expectations.
    • Resolve conflicts and address issues promptly to ensure project continuity and team cohesion.

Quality Assurance and Compliance:

    • Implement quality control measures to ensure workmanship meets or exceeds industry standards and client expectations.
    • Monitor compliance with building codes, regulations, and safety protocols, maintaining a safe and secure work environment.
    • Conduct regular inspections and quality audits to identify deficiencies and implement corrective actions.

Client Communication and Relationship Management:

    • Serve as the primary point of contact for clients, providing regular updates on project status, milestones, and deliverables.
    • Foster positive relationships with clients, addressing concerns and resolving issues in a timely and professional manner.
    • Solicit client feedback and incorporate suggestions to enhance project outcomes and client satisfaction.

Qualifications:

  • Bachelor’s degree in Construction Management, Civil Engineering, or related field (Master’s degree preferred).
  • Minimum of 7-10 years of experience in commercial construction project management, with a focus on ground-up projects.
  • Proven track record of successfully managing projects with budgets of at least $15 million from inception to completion.
  • Extensive knowledge of construction methodologies, building codes, regulations, and industry best practices.
  • Strong leadership abilities, with the ability to motivate and inspire project teams to achieve excellence.
  • Exceptional communication, negotiation, and interpersonal skills, with the ability to effectively interact with clients, stakeholders, and team members.
  • Proficiency in project management software, such as Procore, Primavera P6, or Microsoft Project.
  • PMP or other relevant certifications are a plus.
