  • The Estimator will work as a member of the Estimating Team in preparing cost estimates, proposals and other work related to design-assist (negotiated) and competitively-bid (hard bid) commercial construction projects.
  • The position of Estimator is an experience-based position on the Estimating Team and projects of increasing size and responsibility will be assigned based on demonstrated skill level and competency.
  • Projects will be assigned to the Estimator by the Estimating Manager.
  • On negotiated projects, the Estimator will work closely with a preconstruction team typically consisting of a Principal and a Senior Project Manager.
  • On hard bid projects the Estimator will work with the Estimating Manager, Principal and Senior Project Manager depending on the size and scale of the project.
  • Onboarding and ongoing training in Essex processes, procedures and software will be conducted by the Estimating Manager. Peer and reinforcement training will be conducted by the Senior Estimator and other Estimating Team members as required.


  • Download, organize and process drawings, specifications and other bid documents.
  • Review bid documents to gain project understanding.
  • Prepare bid packages, set up and distribute ITBs through bidding software.
  • Make call-downs to subcontractors and suppliers during bidding to maximize bid coverage.
  • Receive, vet and level bids from subcontractors and suppliers.
  • Register with bid portals for notifications, updates and addenda.
  • Work with the Estimating Team on bid day on hard bid projects.
  • Work as part of a preconstruction team and with OAC teams on negotiated projects.
  • Maintain contact lists of clients, design professionals, subcontractors and suppliers.
  • Prepare preconstruction schedules as required.
  • Perform takeoff and quantity survey.
  • Use and become adept with other software and programs used by the Estimating Team.
  • Manage calendar invites for preconstruction meetings, pre-bid conferences, questions deadlines and hard bids.
  • Other duties as assigned by the Estimating Manager and/or the Senior Estimator.


  • Experience managing public hard bids for commercial construction projects.
  • Experience performing takeoff and creating estimates for self-perform construction activities.
  • Strong work ethic and professionalism.
  • Strong organizational skills.
  • Ability to establish priorities, manage workload, manage expectations, and complete tasks on deadline.
  • Ability to integrate into and work as a part of a team, including collaborating and communicating with the Estimating Team.
  • Proficient level skills with general computer systems and Microsoft Office software.
  • Good verbal and written business communication skills.
  • Construction industry project management experience is a plus.
  • Construction industry field experience is a plus.
  • Education and/or training in construction industry related fields is a plus.
  • Interest, curiosity and passion about building practices and technologies old and new.
  • Willingness and ability to learn new processes, procedures, and technologies.
